08.01.2014 - Plans submitted to BASIX
19.03.2014 - DA approved
15.04.2014 - Finance approved
14.05.2014 - Build commenced
30.06.2014 - Tile and electrical appointment
28.04.2014 - Slab down
12.07.2014 - Lower frame commenced
23.08.2014 - Upper level commenced
18.09.2014 - Brickwork completed
24.09.2014 - Roof Timbers completed
10.10.2014 - Roofing fireproofing completed
13-17.10.2014 - colorbond roofing
20.10.2014 - gutters, fascias and eaves commenced
24.10.2014 - A/C installation commenced
07.11.2014 - All cladding installed

  3. Excellent, I'm now getting a firm tender (7.5K) on the Carolina 246 and I had the same idea with the WIP in the same spot also we are looking at a potential BAL40/FZ

  4. Just updated rod. Ours is the carolina 246 aswell. Im so glad we have put that pantry in. It did make the area in front of the kitchen significantly smaller but Im just planning on having a sofa/comfy chairs there and dining table in the middle between that area and the "media room" so should be fine if we are careful with layout of furniture. We also got rid of a cupboard and study nook upstairs and got a 'study' in which is a good size and reckon it will be good to have as a spare room and extra value on the house. Although its on the plans as a store as no external light or ventilation, can always pout a skylight in in time if we need. Where are you looking at building Rod? Any questions re BAL40/FZ more than happy to help as done all the research ourselves as Montgomery really didnt have a clue! Im going to start a seperate thread with all the busfire stuff on and advise as we found it so hard finding info anywhere!!

    We have a Carolina 2 246 with only the lower level reflected to put the kitchen on the left (same side as the garage). I have the WIP in the same spot but the kitchen is going to run the full length of the wall where your bi fold is. The two thin vertical that were on that wall are going to be horizontal to make two kitchen splash backs either side of central cooker . I have yet to get my head around furniture placement. We are in Heathcote 2233, its a KDRB. I'm like yourself, the amount I have reviewed I could almost sideline as a Bushfire assessor, I was going to write my own report and give it too the MH assessor. On the plus side the new 10/50 laws have allowed us leeway to make some 'adjustments' which may move us from FZ/40 to 29/19. It's all centered around the definition of 'managed land'. It does not help that for load of elements the RFS info wording is contradictory to other sources. I am energy efficiency consultant so, as you might expect, our plans will have heap of insulation and upgraded window and glass.

    You have got me worried about the size of the kitchen/living room - I will have to go measure it!

  6. Hi Rebecca

    We got the final BAL report its 29/19, they barley adjusted the APZ for managed land as the land whilst managed was not managed to an APZ required level. So I now have 5mm toughened glass all around, fortunately my stacking doors are to the BAL 19 side. I recently received our first site drawing which I marked up with 36 comments changing virtually every window. We are currently selecting bricks and need to meet the kitchen people.
